House Watch Specifics

We take the responsibility of caring for each home seriously and endeavor to attend to each of our houses as if they were our own. The list that follows is a representaive sample of tasks we perform for our customers. If there are items that you need that are not in this list, just ask. Almost all our customers customize their contract, adding and subtracting to their specific needs. At a minimum we always perform:

  • Weekly Inspections of the interior and exterior of the building including monitoring of interior building temperatures (your temperature choice). Daily inspections will be done while the outside temperature is below 10.
  • Turn off water at the meter inside the home & shut down the water heater. Bring in any garden hoses that are outside.
  • Water, heat and hot water turn-on and turn-off as needed for owner and guest visits during the off-season.
  • Check all heat and dryer vents to the outside for clearance (especially once the snow has fallen) during winter with weekly inspections and after each snowfall. Clear as necessary.
  • Check the building and property immediately after any damaging wind and/or rain storms for property or water damage to the building or to adjacent properties from owners property (i.e. falling trees or limbs).
  • Communicate any needs or problems with the homeowner.
  • Coordinate any work needed including locating trades, communicating with, supervising and confirming any work done by trades as authorized by the owner in a timely manner. We have an additional charge of $30 per hour for the supervision of this work. The procurement of trades is part of our regular contract price.
  • Snow removal as needed for building access.
  • Arrange for Spring cleaning if requested.
  • Arrange for winter curtain installation and removal, if requested.
  • Arrange for Comfort Pest Control in the Spring if requested.
  • Provide back-up contact person when Joyce and Scott are not available.
  • Local contact and key holder in case of emergencies.
  • Alarm contact for emergencies and maintenance.
  • Replace light bulbs - as needed.
  • Check smoke detectors twice a year and replace batteries.
  • Check thermostat batteries twice a year and replace batteries.
  • Weekly or monthly e-mail of house status, if requested.
  • Availability of Brasted House Creative Ideas during yours or guest's stays and during the Chautauqua season for any problems or emergencies that may arise.
